What to expect during an energy assessment
During an Energy Assessment, the Energy Assessor will take a variety of measurements both inside and outside your property to assess its energy efficiency. This includes drawing floor plans and taking site notes, as well as taking photos of certain parts of the property and appliances.
To thoroughly check the heating, lighting, and ventilation methods in the home, the Assessor needs access to all rooms in the property. This means that they require clear and easy access to meter cupboards, heating systems, and controls like boilers, timers, hot water cylinders, and thermostats. If possible, the Assessor will also check the loft spaces to see if they have insulation, but they will not move or take anything from the loft.
During the inspection, the Assessor may need to open windows and doors to check the thickness of the walls and assess the property's energy efficiency. The inspection process usually takes up to an hour for an average three-bedroom property, but it may take longer for bigger or more complex properties.
It's important to note that Energy Assessors are qualified professionals who are insured, accredited, licensed, CRB checked, and follow government-recognised Accreditation Schemes. They adhere to strict Codes of Conduct, and you can ask your Energy Assessor for all the details, along with a complaints procedure, to ensure that the assessment is conducted to the highest possible standard.
Guidelines for a Smooth Inspection Process
Please ensure clear access to the areas indicated above to facilitate the inspection. The energy assessor will not move furniture or personal items during the inspection. If the assessor encounters any obstructions that limit their inspection, this may negatively affect the energy rating your property receives.
If you will not be present during the inspection, please note that if there are minors under the age of 16 in sole charge of the property, the inspection cannot take place.
The assessor will not enter a property where unrestrained dogs or other animals could pose a hazard.
It is important to allow the assessor to carry out the inspection without distractions, to ensure that no vital data is missed and no mistakes are made in producing the certificate.
Please be aware that in the event the inspection is unable to proceed due to any of the reasons mentioned above, or due to reasons beyond the control of the assessor, the full fee will still be charged.
